We got tired of watching great agents get a bad deal.
The traditional brokerage model is broken. Agents do 95% of the work — prospecting, marketing, showing, negotiating, closing — and then hand over 30%, 40%, sometimes 50% of their commission to a brokerage that provides a logo and a desk.
Sparks Realty was founded to fix that equation. We built a lean, technology-forward brokerage that gives agents the economics they deserve: an 80/20 split, a $15,000 annual cap, and AI-powered tools that actually help you close more business.

Larry founded Sparks Realty with a vision to build the most agent-centric brokerage in Northern Nevada. With deep roots in real estate investment and operations, he brings an owner's mentality to everything — including making sure agents keep more of what they earn.
Keith Umbach
Designated Broker
Keith brings years of real estate expertise to his role as Designated Broker. He provides the hands-on broker access that agents need — direct, responsive, and always in your corner. No corporate layers. No voicemail runarounds.
